Architectural Review Committee
The
Architectural Review Committee, ARC, which must
review all improvements and
new construction within Oakland Heights. Please submit
plans
15 days
prior to the
commencement of the project. Be aware that any
projects started or completed
without the approval of the ARC may be subject
to be removed at your expense
and converted back to its original state of
compliance. **Please log into
your portal to view updates on
your submitted ARC application.
1. Owners
contact our office and we
will provide them an ARC application, or
download it
below.
2.
The owner fills out the form and all supporting
documentation
and send to acc@damctx.com.
3. DAMC will
forward the request to the head of the
ARC.
4. The head
of the ARC gets with their committee and makes a
decision on the
request.
5. When the decision is finalized, the
head of the ARC informs DAMC of the decision by
email; Approved, Denied,
Conditional Approved, and any comments
necessary.
6. DAMC will write the
letter and mail to the
owner.
7. Once approved project is
complete, please submit pictures of project to
acc@damctx.com your project will not
be closed out until pictures
are submitted.
Roof Requirements
All roofs in Oakland Heights have the same appearance, and must be kept in this manner for conformity. Here is some useful information when dealing with your roof.
Shingles - ELK Prestique 2 Weatherwood (this is 240 pound, dimensional, fiberglass, 25 year minimum warranty shingle, in the color of Weatherwood) applied over two layers of 15 pound felt.
Ridge Cap - GAF Sentinel Weatherwood Gray Blend (this is a 220 pound, specifically cut shingle designed for the cover of roof ridges)
Flashing - 26 Gauge. 6" Aluminum
Note: The above specifications are those of the roofing now in place on all roofs in Oakland Heights and meet OHOA architectural requirements. Replacement roofs must conform to the same quality, style, color, warranty, appearance, etc. as the original roof installation.
